My name is Sean Larrangton-White, and I am the founder of this company. Primarily I am an investor, but now have a beautiful home as well as investments on the island. I started only a few years ago with a small amount of capital. Much to my surprise, I have yet to find someone with a better investment record than mine. Having some canny Scottish blood helps, but this success is mainly due to only working only with people who are both honourable and very successful themselves. It also helps that I have known Cypriots all of my life. All of the people and companies we deal with have very high levels of repeat business through referrals. We’re not in for the ‘quick kill’! Many companies have large numbers of staff, many expensive directors, large offices, inspection trips, cashbacks – all of which has to be paid for. Who do you think eventually pays for all of this? You do. Our own overheads are largely met by a sister company. We would not dream of overcharging you, a practice more prevalent than people think. We even have a price guarantee. Where we promise to beat developers' prices. We are quite frank in advising you where not to buy (where resale values are going down), as well as where to buy, even if it means less commission for us. We tell you which developers in our view you should use, and those you should avoid. And which projects are good, and not so good. We refer you to the suppliers the ex-pats use to buy white and brown goods, furnishings, gardening etc. And if the suppliers give us commission, we give it back to you. If you use our partner MoneyCorp for your foreign exchange, you get back every cent of commission we receive. As an investor, you can have access to great projects before they hit the open market. Some of these are nearly sold out before they are marketed openly. Some are never marketed as existing customers take up most of the options. I attribute much of my success to this. We can get you rental guarantees; direct you to low cost and deferred interest mortgages; independent accountancy and legal advice, etc. As a homebuyer, in addition to the above, once you have bought from us, you become part of our family. It is a sad fact of life that where-ever you go in the world, many developers and their UK agents are motivated by only one thing – maximum profit/commission. It’s the same in Cyprus. Many are only interested in the quick sale. That is why so many buyers pay commission on top of commission unnecessarily. And why in certain parts of Cyprus, there are areas where resale values are going down, and Brits cannot get the price they want for their homes, because they paid too much in the first place. If a company has large overheads to pay, ie staff costs; several directors’ renumerations; office costs; etc, they have to be earning large amounts of money just to stay still and to pay these expenses. Take a look at any company you’re thinking of using – and see how many staff they have, how big their offices are, how many directors there are and whether they offer low cost inspection trips, cash-backs, etc, to lure you in. Who pays for this eventually? You do. People use us because we have a highly ethical policy. Cyprus Property Assets has overheads of course – but these are largely absorbed through a sister company. For new builds we beat developers prices in most cases. Our
ethical policy means that where we can negotiate it, we will
obtain prices cheaper than what local Cypriots can get. When you
buy furniture, white goods, gardening services, very often
theses services are run by friends or family of the developer or
Estate Agent. And they will offer you a ‘special’ or ‘best
price’. We will refer you to the local companies who have
genuinely proved themselves to be very good in both prices and
service. Where we do this on your behalf, and we get offered
commission, this will be given back to you. The same is true if
you use our Foreign Currency Partner, Moneycorp, the market
leader who we believe will offer you a great service.
Most developers are good – they build good quality homes, in
good locations. Some developers though should not be touched.
And even the good developers have projects that should be
avoided for a number of reasons. So whom do you see and
whom do
you avoid? And where should you buy, and which areas are not so
good. We will be honest and truthful even though it means we
